No property in England and Wales can be put on the market without a Home Information Pack (HIP).
The HIP is a set of documents which must be requested prior to being able to legally market a residential property. The pack includes and Energy Performance Certificate, searches and other legal documents and has to be provided to potential purchasers if requested.
If changing estate agents it is not required of clients to order another HIP, as long as the property is constantly marketed (a break in marketing the property of up to 28 days is permitted before another HIP would need to be ordered).

If transferring between mortgages it is important that clients’ interests are looked after as well as that of the mortgage lenders. At Forshaws Davies Ridgway we have decades of experience in dealing with remortgage transactions swiftly and with the best interest of both client and lender served.
A majority of remortgage transactions complete within 10 working days of receipt of the mortgage offer. This means that whether clients are changing lender for a better interest rate or are remortgaging to raise capital, we will reduce the anxiety of waiting for this to go through and will ensure all existing mortgages are paid off at the absolute earliest opportunity.
