No property in England and Wales can be put on the market without a Home Information Pack (HIP).

The HIP is a set of documents which must be requested prior to being able to legally market a residential property.  The pack includes an Energy Performance Certificate, searches and other legal documents and has to be provided to potential purchasers if requested.

If changing estate agents, it is not necessary to order another HIP, as long as the property is constantly marketed. (A break in marketing the property of up to 28 days is permitted before another HIP would need to be ordered.)
